Terraces in the Sky: Landscape Architecture Takes Centre Stage at 80 Charlotte Street

In the heart of London’s Fitzrovia, where rich history meets modern enterprise, 80 Charlotte Street has emerged as a landmark redevelopment that speaks to the future of mixed-use urban design. Spearheaded by Overbury Plc, the transformation of this once-60s-era Post Office HQ has delivered more than just an uplift in floorspace—it has created a dynamic, interconnected ecosystem of workplaces, homes, and community spaces, all tied together by considered architectural and landscape interventions.

Now standing at ten storeys, the regenerated structure rises three floors above its original height. The new upper levels are thoughtfully set back, allowing for expansive roof terraces that offer dramatic views of the BT Tower, Fitzrovia’s eclectic streetscape, and the far-off shimmer of the City skyline. But these terraces are far more than visual statements—they are fully realised, green-amenity spaces designed to support wellbeing, sustainability, and community engagement.

At the heart of the rooftop transformation is a partnership between MA Design, Barton Willmore Landscape Architects, and specialist fabricator Europlanters. Together, they brought to life a landscape vision defined by form, function, and material integrity.
Landscape as Identity
For architects and landscape professionals, 80 Charlotte Street stands as a strong example of what happens when architecture, landscape, and user experience are fully integrated. The rooftop terraces aren’t just a green afterthought—they are a defining feature of the development, reinforcing its commitment to sustainability, wellbeing, and placemaking.

Europlanters’ involvement in this project underscores the importance of high-quality, site-specific fabrication in contemporary landscape architecture. From bespoke GRP planter systems to elegantly integrated seating, the detailing supports a larger narrative: that even in dense urban centres, outdoor space can become a driver of connection, creativity, and calm.

Elevated Green Spaces with Urban Soul
Europlanters played a pivotal role in delivering the structural planting and seating elements for the rooftop terraces. More than 300 bespoke GRP planters were designed and manufactured to create defined planting beds throughout the terraces. These weren’t off-the-shelf solutions—each planter was tailored to the site, with forms and finishes carefully coordinated to complement the building’s new façade treatments and timber decking.

To enhance usability, 45 metres of integrated bench seating were incorporated into the planter design. These benches, crafted from sustainably sourced sapele timber, were meticulously cut and curved to follow the organic lines of the terraces. The rich tone of the wood softens the urban palette, inviting tenants and guests to linger in a space that feels as natural as it does modern.

The planting, executed to perfection by Oasis Plants, weaves texture, colour, and seasonal variation into the design—turning what might have been a simple roofscape into a living, breathing extension of the building below.

A New Model for Mixed-Use
While the rooftop landscape delivers calm and connection above the city, the ground floor makes a statement of its own. Far from a traditional corporate reception, the entrance has been conceived as a multi-use social hub. A central café-bar serves both tenants and the wider public, anchoring the development in its neighbourhood context. Flexible event spaces offer opportunities for exhibitions, launches, or informal gatherings—making the building a true community asset.
